La Jolla Mesa Vista HOA Architectural Jury
Welcome to the La Jolla Mesa Vista Neighborhood!
We’re glad you have chosen to be part of the La Jolla Mesa Vista HOA community. As you may know, our association's founding was based to a great extent on the preservation of homeowner views within the HOA. The rules for doing so are written in our Declarations, Covenants and Restrictions (DC&Rs) which established the Architectural Jury (AJ) to implement them. The AJ members are your volunteer neighbors. As a result, we ask all homeowners to become familiar with the DC&Rs and to confer with the HOA Architectural Jury (AJ) prior to any plans for exterior construction or landscaping (both hard & soft) which has any potential to interfere with the view corridors or solar access of surrounding homeowners and/or established setback lines governing lots. We also ask homeowners to periodically trim landscaping and vegetation that may grow into view corridors to keep them from impairing your neighbors’ views and possibly resulting in a complaint to the AJ through an AJ Issue Resolution Form (IRF).
Consult detailed Architectural Jury Procedures here.
Per our DC&Rs, all exterior construction and landscaping with the potential to impact other homeowners' view corridors must be submitted for approval to the AJ. Extensive landscaping or even a single plant might cause a view impairment that results in an IRF or DC&R violation. The AJ reserves the right to rule for removal if this is the case. Hard and soft landscape that result in view impacts to neighbors consume the majority of the AJ work. We, the Architectural Jury, can expeditiously review any plans and offer necessary guidance to mitigate future issues.
If you have any questions, you can find the 2019 Restatement of the DC&Rs, the AJ Issue Resolution Form and the AJ Project Approval Form under the Documents tab above. You are also welcome to contact the AJ using the Contact tab above or by phoning Castle-Breckenridge Management at 619.697.3191.
